CONCRETE MUDJACKING IN PORTLAND, OR AND VANCOUVER, WA

Do you have sunken concrete on your property? Maybe your porch is sinking a little, or the driveway is a little uneven and you’ve tripped over it one too many times. If so, mudjacking is a safe way to level your concrete without the risk of releasing harsh chemicals into our environment.

If you would like to schedule an appointment for our estimator to come out and inspect your property, give us a call at 833-683-5225. You’ll get an estimate on the spot, and once you approve it we’ll schedule a time for a technician to come out and level your concrete.

WHAT IS MUDJACKING?

Mudjacking is the process of injecting a mud slurry consisting of screened topsoil, concrete sand, and Portland cement through golf ball-sized holes to fill the void underneath your cement. Once the void is full, the concrete will lift. Once the holes are patched, the area is walkable immediately.

Many companies use polyurethane foam to fill the void beneath your cement. This becomes an issue if the concrete needs to be replaced later. Polyurethane foam attaches to the bottom of your concrete and becomes an environmental hazard, usually having to be disposed of as a hazardous material. You can learn more about the comparison of polyurethane foam to mudjacking slurry here.

WHAT CAUSES SUNKEN CONCRETE?

The most common culprit of sunken concrete is water erosion. Overflowing downspouts and broken pipes can cause concrete to settle, leading to expensive repairs. Subsoil settlement caused by poor construction practices or natural land movement also contribute to the sinking of your concrete over time.

These are common issues in the Pacific Northwest and can be difficult to prevent. You often don’t know it’s a problem until it’s a problem. When that happens, Keystone Mudjacking can help.

WHAT ARE THE RISKS OF HAVING UNEVEN CONCRETE?

Having untreated, uneven concrete can be dangerous for your family and your home. Someone could trip and hurt themselves, which could lead to expensive medical bills or a lawsuit. Sunken concrete next to your foundation can also cause water to leak into your finished basement, causing more damage and costly repairs.

The longer you wait to have your concrete lifted, the more expensive it is and the more likely it is that your whole slab will need replacing as the concrete degrades. It’s much better to call as soon as you notice the problem.

CAN I DIY THIS?

We advise against trying to DIY your own mudjacking for several reasons. DIY repairs will be much more difficult and can take a few weeks, while the professionals at Keystone Mudjacking can be in and out in a few hours. The quality of the materials available for DIY can’t compare to the professional-grade slurry we use, and we frequently find that the issue recurs within a year or two when our process is not used.

HOW DOES IT WORK?

Mudjacking or concrete leveling is needed when concrete becomes uneven or slabs have sunk into the ground. When the soil beneath erodes or settles, mudjacking is done by drilling a series of holes and pumping grout under the concrete to lift and fill the voids. Raising sunken concrete is an efficient and environmentally-friendly alternative to replacing uneven concrete at less than half the cost. This process can be used to repair patios, steps, driveways, sidewalks, garage or basement floors and more.
